CLUSTER DUES
The NSCA’s fiscal year begins on October 1st of each year and runs through September 30th of the following year. At each annual meeting NSCA members approve the budget and assessment for the coming year. The approved annual assessment for FY 2024 is $1,100.
Dues are billed semi-annually in October and April, for the Association’s fiscal year of October 1 – September 30. Dues not received within thirty (30) days of the invoice date shall be subject to a late fee of ten percent (10%) of the accrued balance. If payment is not received within sixty (60) days of the invoice date, the accrued balance, plus an additional late fee of ten percent (10%), for a total of twenty percent (20%), will be due immediately and NSCA has the right to place a lien on subject property at owners’ expense. Additional late fees of two percent (2%) of the unpaid amount due for each subsequent month the payment is delinquent will accrue until the accrued amount is paid-in-full.

Dues also allow for the collection of reserves to cover items such as the following:

- Administrative expenses (supplies, cluster gatherings, corporation fees, P.O. Box, etc)
- Cluster insurance
- Grounds maintenance (snow removal from Waterfront Road, lawn maintenance of common areas, minor landscaping of common areas)
- Sign maintenance (entrance sign, parking signs, etc.)
- Trash removal (once per week plus recycling)
Dues also allow for the collection of reserves to cover items such as the following:
- Repaving of Waterfront Road
- Repair/replacement of the cluster dock (located between Lots 23 and 24)
- Sidewalk/curb repair
- Landscaping of common areas
- Activity area structural addition maintenance and repair
